Why there is no title insurance calculator here. Georgia is a file-and-use state — each underwriter files its own rate schedule with the Insurance Commissioner and agents may not deviate from it. There is no single statewide table to calculate from, so publishing one number would be wrong for a good share of the market. Georgia closing costs at a glance

Transfer tax

$1.00 first $1,000, then $0.10 per additional $100 — O.C.G.A. § 48-6-1. Customarily seller-paid, filed with Form PT-61.

Intangible recording tax

$1.50 per $500 of the note (0.3%), capped at $25,000 — O.C.G.A. § 48-6-61. Long-term notes only, 62-month threshold.

Recording fees

$25 flat per instrument — O.C.G.A. § 15-6-77 as amended by HB 288, effective January 1, 2020.

Property tax

Assessed at 40% of fair market value — O.C.G.A. § 48-5-7 — less a $2,000 standard homestead exemption, times the local millage.
