Georgia intangible recording tax — get it right the first time

This is where lender files in Georgia most often produce a corrected disclosure. Intangible recording tax is $1.50 per $500 of the note, capped at $25,000 — but it applies only to a long-term note.

HB 586, effective July 1, 2025, raised the long-term threshold from 36 to 62 months. A note fully due inside 62 months now owes nothing. If your fee sheet still assumes the old 36-month rule, you are over-disclosing on short-term paper and under-disclosing nowhere — but you are still wrong, and it still generates a redisclosure.

Refinances and second liens
