What counts as an instrument

Each separately recorded document is its own $25: the deed, the security deed, a cancellation, an assignment, an affidavit, a lien, a lis pendens, a plat. A typical purchase with financing records two — deed and security deed — for $50 total.

One wrinkle: where a single document requests the cancellation, release or assignment of more than one instrument, the $25 is charged for each instrument being cancelled or released.

What recording does not include

Recording fees are separate from Georgia's transfer tax on the deed and the intangible recording tax on the loan. Those are taxes; this is the Clerk's filing fee.
